Business Description
SL Green Realty Corp. is a self-managed real estate investment trust with in-house capabilities in property management, acquisitions, financing, development, construction and leasing. As of December 31, 2003, the Company's portfolio, which included interests in 26 properties aggregating 15.2 million square feet, consisted of 20 wholly owned commercial properties and six partially owned commercial properties encompassing approximately 8.2 million and 7.0 million rentable square feet, respectively, located primarily in Manhattan. In 2003, the weighted average occupancy (total leased square feet divided by total available square feet) of the Company's wholly owned properties was 95.8%. Its six partially owned properties, which the Company owns through unconsolidated joint ventures, were 95.8% occupied as of December 31, 2003. In addition, the Company manages three office properties owned by third parties and affiliated companies encompassing approximately one million rentable square feet.

Financial Information
For the nine months ended 9/30/04, revenues rose 23% to $253.5 million. Net income applicable to Common from continuing operations increased 93% to $76.9 million. Results reflect acquisitions, an increase in investment income and a $22 million gain on the sale of interest in joint ventures.
