Business Description
Mack-Cali Realty Corporation is a fully integrated, self-administered and self-managed real estate investment trust (REIT) that owns and operates a real estate portfolio consisting predominantly of Class A office and office/flex properties located primarily in the Northeast United States. The Company performs substantially all commercial real estate leasing, management, acquisition, development and construction services on an in-house basis. As of December 31, 2003, Mack-Cali owned, or had interests in, 263 properties, aggregating approximately 28.3 million square feet, plus developable land. The properties consisted of 154 office buildings and 97 office/flex buildings, totaling approximately 27.8 million square feet, six industrial/warehouse buildings totaling approximately 387,400 square feet, three retail properties totaling approximately 118,040 square feet, one hotel and two parcels of land leased to others. The Properties are located in eight states and the District of Columbia.

Financial Information
For the nine months ended 9/30/04, revenues rose 3% to $439.7 million. Net income from continuing operations and applicable to Common fell 29% to $77.5 million. Results reflect higher base rents revenues, and increased depreciation and amortization.
