Business Description
CBL & Associates Properties, Inc. is a self-managed, self-administered, fully integrated real estate investment trust (REIT) that is engaged in the development, acquisition and operation of regional shopping malls and community centers. The Company owns interests in properties primarily in middle market communities in the southeast and midwest, as well as in select markets in other regions of the United States. It conducts substantially all of its business through the Operating Partnership, and is the 100% owner of two qualified REIT subsidiaries, CBL Holdings I, Inc. and CBL Holdings II, Inc.

Financial Information
For the nine months ended 9/30/04, revenue rose 11% to $543.1 million. Net income from continuing operations and applicable to Common rose 18% to $70.4 million. Results reflect increased rent revenues due to the acquisition of new properties and higher gains on the sale of real assets.
